I’ve been looking at top-floor apartments in Dubai for the past month, but I’m still not ready to make a final decision. The difference between the listed price and the actual value after fees, taxes, and finishing work was greater than I expected. Could you tell me where to find good deals on penthouses?

The only thing that really surprised me was the maintenance fee per square foot. This annual amount can quietly eat into your budget faster than the mortgage itself. Get this figure in writing first.

Most buyer’s guides don’t mention how much penthouses differ in price from standard floors, which dramatically changes the negotiating approach. In Dubai, for example, a top-floor apartment can be 30 percent higher than a similar-sized apartment on the ground floor. Before making a decision, research the building’s actual transaction history, not just the asking prices. For example, available penthouses for sale and detailed information are available here https://atvir.com/uae/residential-complexes/penthouses
